"GRI" disclaims any liability for damages or injuries caused by Property while such Property are in "Buyer's" use and possession or after "Buyer" has conveyed them to subsequent buyers or users. "Buyer" agrees to indemnify and hold harmless "GRI" of any liability, demands or claims arising because of injuries or damages caused by Property, and "Buyer" agrees to include a provision in any future agreement conveying Property which states that subsequent buyers or users [or lessee, licensee, etc. as appropriate] agree to indemnify and hold harmless "GRI" and its subsidiaries for any liability, demands or claims arising because of injuries or damages caused by Property which is the subject of this Agreement.
